Internet is required for a few reasons. Each of these reasons are imperative, and important for operation of the building. Since I need internet for these roles, it would make sense to increase the rent a little, and offer very high speed internet included into the rent. This also reduces the demand of space for the communications closet since there will be no rack mount. The communications closet will have 8 jacks to plug items such as NAS or media servers.
Internet is required for the locking system. If for some reason, you lost your key card, you would need to call me immediately. I will need to disable your key card, and issue a new one. This will mean there will be a change in the system that would be needed to reject the old card, and activate the new card. This will require an internet connection to connect to the primary Verkada automation system which will handle the key cards. If you are concerned with losing your key card, then you might consider having an RFID tag inserted into your hand. This tag is the size of a grain of rice, and will only lose this key card if you lose your hand. If that was to happen, losing your key card is likely the least of your concerns.
The internet connection is required for the intercom system. When someone selects your number, they will hear a ringing sound. This is because an actual telephone is being rung. The recipient of that call will see my fax/voicemail number as the calling party. They can choose to answer the call, or send it to their voicemail system. If the send it to voicemail, then the voicemail system for the phone system will handle the call. If they choose to answer the call, they will have the option to let the visitor in by selecting * on their phone. In order for this to happen, the system must use VOIP (Voice Over Internet Protocol) which carries the telephone calls over the internet.
Next is for the snow melt system. In the sidewalk, there is an in-ground radiant heating system. This system will check the weather for temperature, and snow fall. If it is to snow or sleet, the ground temperature will increase the ground temperature to 54°F (12°C). This will melt the snow and ice before it can stick to the ground. The ground will also be dry which means no need to shovel, or salt the sidewalk. Since doing this will be my responsibility, the snow melt system will be imperative for everything to work. Otherwise, I will likely have to pay someone to do the shoveling for me.
Last is for the backup systems. In my 4 Story Building, there will be back up servers. These backups will apply to my NAS, telephony servers, and media servers. These are for my personal desires, and with exception of the telephony server, there will be no access to these resources for the tenants. With that said, both locations will have static IP addresses.
Again, since internet is required for everything to work, internet will be upgraded to offer for the tenants to use. Otherwise, the minimum connection will be needed. By offering this as a perk to the rent, it will likely keep the tenant for wanting to remain in the unit. If this is the case, they will make sure rent is a priority when doing their budget.
