Forced Air heating and cooling will be provided for the building. There will be an HVAC that will be for the business, and another HVAC will be for the residence. HVAC will have duct lines that will run from the furnace/AC to the required rooms. Each room will have a Matter Supported thermostat which will allow the individual to set their own temperature. With there being Spray foam insulation, there will not be a constant running of the system to keep the desired temperature indoors.
There will be filters that will need to be replaced every 3 months. This may sound like overkill, but the dirtier the air, the more filters are needed. Since the HVAC system is providing fresh air through the building, do you want dust and dirt in that fresh air? The filters will be essential for the proper operation of the HVAC system.
As you might guess, electricity will be required to operate the systems. The tenant is required for their own HVAC system usage, and therefore the bill associated with such an operation.
And while not technically HVAC, there will be in ground radiant heating elements for the sidewalks. When there is snow and ice predicted to come, the ground will be heated to 50°F (10°C). This will melt and evaporate the snow and ice on contact therefore fulfilling the need that I am required to keep the sidewalks clear of snow and ice. This will also likely reduce my insurance rates since I have a system that will do all of this automatically.
