First Floor

The first floor will be a current business already there. When I will acquire the building, I will work with the business owner to try to give him the opportunity to stay, but temporarily move out while there will be renovation work. The current business is a small restaurant which will have the customer seating, a cashier followed by a kitchen, and I am guessing a manager’s office in the back. That will still be the similar layout, however – the first floor will be renovated with my standards in mind.

Electric

While the electricity is likely to come in through the front, for security reasons, the circuit panel will be located in the manager’s office in the back. Even though code allows for 10 connections per line, this will be reduced to 5 connections per line. All of the wire will run in the padded foam insulation in the event that there needs to repairs.

Gas

As with the residence, there will be no gas line. The business will have to upgrade their hardware to support electric cooking stations. This will obviously be an expense for them, and their electrical bill will go up, but they will have no gas bill.

Internet/Network

The tenant will have the choice of whether they wish to have Comcast Cable Internet, or Verizon FiOS service. There will be a rack mount in the manager office which will host a patch panel, a possible telephony server, and any other hardware. Since there will be RJ45 connections ran throughout the business, they will be able to directly plug their register into the RJ45, and reduce the load for Wifi connections. There will be an access point for the business which they can use the network server to decide if they are going to offer guest Wifi or not.

Telephone

A smart business would have move away from copper line phone services. If they have not, they will need to do so during the renovation process. This is because as with the residence, there will be no RJ11 connections. For any required RJ11 connections, the business will have to invest in a ATA (Analog Telephone Adapter). This will likely be the case with fax machines. If they have a fax machine, I would then recommend acquiring a FreePBX server, and HylaFax for e-faxing solutions. They will just assign the fax trunk as the fax line, and anything received will then be delivered to an email address. Outgoing faxes can be done with the machine, or using an email addressing method such as telephone-number@fax.domain.tld.

Television

Television service will be dependent on the needs of the business. I would imagine that television is not a necessity since the current business is not a bar. However, if they wish to have telephone service, they will need to acquire their own OTA Antenna if they want free TV. Otherwise, they can go with Comcast, or Verizon. The OTA antenna on the roof is intended for the residence only.

Trash

The business will likely need a trash collection service for their business. This will be the responsibility of the business to work out such a contract. Another option is the business and I can agree to split the cost of trash collection obviously as long as I will be allowed to dispose of the trash in their garbage dumpster.

Water

The business will be responsible for their own water service. This is of course a given. The only exception is the line for the sprinkler system. This will be included in the rent of the business front. Obviously, the sprinkler system will only go off if there is a fire in the business.
